I am a Realtor, an Artist, a Parent, a Gardner, Chef, long time resident of Santa Fe New Mexico, and probably a few other things. Not necessarily in that order. This leads me to have lots of opinions on lots of topics with a particular expertise in Santa Fe Real Estate. Maybe something I know will help someone or be of interest so I am blogging. My primary focus will be real estate, but I will likely deviate on occassion to other points of interest. You can expect:
Intelligence - hopefully;
creativity - usually;
information - intensionally;
passion - inevitably;
misspellings - unfortunately;
good news - enthusiastically;
bad news- rarely (there are facts and then there are perspectives - I usually see the upside);
humor - with any luck.

It's a Great Market!

I know some people will take offense to this opinion. More then likely it will be people who have to sell their homes or real estate investments right now. Some of us bought into the my-property-is-a-piggy-bank mentality, over leveraged and are now upside down on their loan to value. That means they owe more then they can sell their property for. This is an unfortunate and stressful state of affairs without a doubt. Others that are stressed saw depreciation in their properties. For those that only lost appreciation and no out of pocket money, you are in the 'lucky' catagory. Everyone has seen losses in this market, we're all in a very big club. That being said consider appreciation a bit of a fiction and strictly speculative.

A sound investment has real returns. That means money in your pocket or real life style enhancements. For example if you live on the green of the 9th hole on a Jack Nicolas golf course the return on your investment was to watch golfers, and if you are really lucky you got to play and watch your house from the 9th green of Jack Nicolas golf course.

So why is the market GREAT!?! It's time to BUY. Yesterday mortgage interest rates hit below 4%. I cannot see into the future, but I suspect I will not live long enough to see this historic event happen twice. The economy is cyclical, these current conditions will pass. This is not a forever thing. I promise. Buy now and lock in these incredible rates for the next 30 years. How can anyone not see this?

And, property values are low. We are in a bit of a crisis that has driven values down. BUY. Fix and Flips make financial sense again, investments in real estate actually show a return on investment, holy cow there's even owner financing out there. The latter may have been common in other markets but not in Santa Fe. Santa Fe real estate makes more sense then it ever has. My awareness of the market says the same is true in other places as well.

SELLERS it's not all bad. If you can take your 20% loss (that is the average loss in Santa Fe) on the sale of your property and still be a good mortgage risk, do it. Then buy that property down the street or in the next state that is 50% off it's previous value. Isn't that a 30% gain?

It's pretty basic: Buy low Sell high. Timing is everything. This is old news, but these are critical principles in new times. Don't miss it.
