I am all about being real with people. I mean, that is what you want, isn't it? When you ask a Realtor a question, don't you expect a REAL answer? One that requires some thought?

I have been in the Bluegrass area since I was a kid and a Realtor since 2005. I have watched it grow and change. My blog is all about what is happening right now with our market, my thoughts on neighborhoods, and the future.

So You're Moving to Lexington Ky: Nice Neighborhoods for Around $100k

If you want to buy a house in Lexington and are planning to spend around $100k, the depressed market sure has done you a favor! Just a few years ago you really didn't have many good choices.

After I meet a buyer and hear the criteria for what they want, I try to put myself in their shoes and think about where I would pick if I was a buyer with the same criteria.

Big on anybody's list is usually a good location for things like shopping/dining and resale, plus an area where they would feel safe. If I have a buyer that is a single lady, I try to think about if she would feel safe being there alone. If the buyer has kids, I ask myself would I feel okay with my own kids playing outside on this street.

Soooooo, here are a few places I would live if it were my own money:

1) Century Hills/Summerhill/Buckorn Area-This area is one big mix of several different neighborhoods that all blend in together. It is outside Man O War around Buckhorn and Alumni Drive. It was built in the early to mid 1980's. The houses are pretty basic. You can expect to find a 3 bedroom 1 bath house. Some might have an additional half bath and some might have a garage. They all are around 1000 square feet. What you get out here is a location convenient to most of Lexington as well as UK. The school district is pretty desirable and the lots are usually a little bigger than you get with newer homes.

2) Garden Springs-For this kind of money, you get about the same house as you get in Century Hills/Summerhill, but they were built in the 1960's. Garden Springs is on the south west side of Lexington just inside New Circle Road near Harrodsburg Road. It is convenient to everything south Lexington has to offer, plus is pretty handy to get to downtown and UK. The lots are pretty good sized. You might even be able to find one that has been added onto for a 4th bedroom or family room. It too, has a desirable school district.

3) Camelot/Stoneybrook-Same sized houses as the first two neighborhoods. This area was built in the 1970's. It is between New Circle Road and Man O War between Tates Creek and Nicholasville Road. The schools aren't quite as popular as the other neighborhoods I've mentioned, but a lot of people like this location since you can get to 95% of anything you need in Lexington pretty easily.

You can find a lot of house around $100k on the north end of town too. There are some nice areas, but they tend to take longer to sell and the school districts aren't as in demand as many of those on the south end of town.

You can also occasionally find a foreclosure in a really nice neighborhood, but those don't happen quite as much, so I picked these 3 neighborhoods because there is always a decent supply of houses in this price range available.
