Charlotte Homeowner tips to Sell your house fast!

Right now the Charlotte-Mecklenburg real estate market is a mess and it doesn't seem to be getting better at the moment at least. Looking at the stats for Oct of 2009 there were about 2,200 houses sold on the versus about 1,700 in Oct of 2010. The % of Listing Price/Sale was 90% in Oct of 09 versus about 87% Oct this year.

The numbers tell the story that less homes are possibly selling because homeowners are asking more for their houses now would be my opinion just a tad. Homeowners are asking 3% more for their homes than they were the same time last year. The media is saying that the recession is over so I guess homeowners feel more comfortable asking for a higher sales price.

When you look at the numbers they suggest that homeowners should be asking at least 3% less for their properties. Will a lower asking price change the statistics ratio? It's possible but another there could have been more sales last year might have had something to do with the tax credit.

Anyway, homeowners in order to sure that you sell your house in a timely manner would be to look at your areas selling price last year and trend somewhere around there. It might be wise to lower your price an additional 3% below years price due to the end of the tax credit incentive.

You also want to make sure your house looks delightful from the outside. Install some colorful flowers that match your paint scheme and also make sure you have the best house as far as updates and upgrades. If you are lacking in any of the perks mentioned you will simply have to adjust your price lower to accommodate the lack of appeal.

Some homeowners might not have the equity or time to use the methods mentioned about and in that case you can simply explore other options that can help you sell your house faster. One option might be to contact your bank to see if they have any options and another method might be to sell your house to an investor.
