I am all about being real with people. I mean, that is what you want, isn't it? When you ask a Realtor a question, don't you expect a REAL answer? One that requires some thought?

I have been in the Bluegrass area since I was a kid and a Realtor since 2005. I have watched it grow and change. My blog is all about what is happening right now with our market, my thoughts on neighborhoods, and the future.

So You're Moving to Lexington Ky: Area 1 NW Lexington

Area 1 in LEXington is the part of town on the NW side between Leestown Road and North Broadway.

Overall, the schools and amenities aren't quite as good as they are on other parts of town. The main draw to this part of town is value.....You can just get more house for the money in Area 1 than you can any place else in town.

Since most people reading this will probably be looking to buy a place, I'll skip the closer in to town neighborhoods that have houses selling for less than....say....$80k, as well as the super nice old historic houses. Maybe those can be their own posts since they are both a little out of the mainstream. If you do that, you are pretty much looking at affordable houses both old and new.

Back in the 60's and 70's, this was the part of town that was growing. It has always been the value end of town, so most of the neighborhoods built back then were starter homes.

Then about the early 1990's, some new development started out Leestown Road in a neighborhood called Masterson Station. The new construction also spread to most of the area outside New Circle between Leestown Road and Georgetown Road. While most of this area is still focused on entry level and moderately priced houses, Masterson Station has a fair share of larger houses between $200k and $300k that seems to be doing well.

Soooo, what can you expect living on this end of town other than bang for your buck? It seems to work well for folks who work close by or need access to the interstate. You do have to drive to another part of town since this area doesn't have much shopping and dining....Just keep all this in mind and weigh the pros and cons.
