I am all about being real with people. I mean, that is what you want, isn't it? When you ask a Realtor a question, don't you expect a REAL answer? One that requires some thought?

I have been in the Bluegrass area since I was a kid and a Realtor since 2005. I have watched it grow and change. My blog is all about what is happening right now with our market, my thoughts on neighborhoods, and the future.

So You're Moving to Lexington Ky: Area 3/SE Lex

Area 3 is the part of Lexington that is between Richmond Road and Nicholasville Road on the Southeast part of town.

This area is pretty well rounded. You are half way between all the big retail/dining at Hamburg and around Fayette Mall on Nicholasville Road. Unless you are waaaaay out, downtown and the University of Kentucky aren't too far either.

The closer in-town part of area 3 has some of the best prime real estate in Lex. Most all of Area 3 inside New Circle is expensive. You have some old neighborhoods like Ashland Park, Chevy Chase, Fairway and Montclair that were build mainly between 1920 and 1950. All of those are really the ultimate Lexington addresses for older hou$e$. Kenwick, Mount Vernon, and Hollywood are the older more moderately price areas. Then you have neighborhoods that were built between the 1950's and 1970's like Lakewood, Lakeview, The Island, Shadeland, Turkey Foot, Lansdowne, Lans-Merik, Glendover.....PLUS MANY MORE! (I've always wanted to say that.....Remind anybody of the old commercials for records or CD's where they would scroll all the songs you were getting?) There are a handful of big houses build since the 1980's. A lot of them are more infill, ones where there was a small piece of undeveloped land, plus several tear downs. Bottom line is that you can't go too wrong inside New Circle for Area 3.

Between Man O War and New Circle are houses that are valued from $85k-$200k. There are a lot of apartments, townhouses, and duplexes in this section of Area 3. Most all of the 40517 zip code is multi-housing. Many of the rentals are for UK students since it is so easy to drive down Tates Creek Rd and turn on Alumni Drive into campus.

Outside Man O War, there are a lot of options for neighborhoods. Some of my favorites are Hartland and Cumberland Hills for the $250k plus buyer. For under $200k, I also like several neighborhoods. Lake Crossing is a great little area. Squire Oak has a lot of character for something built in the 1980's.

I've lived in Area 3 several times. I also went to Henry Clay High, so I spend most of my teen years running up and down every street between Richmond Road and Tates Creek. What I really liked about that part of town was that it was pretty easy to get to any other place in Lexington. If you look on a map, this area is right in the middle of the most popular parts of town, so it is kind of a tweener. If you need to be close to downtown or UK, this is a good pick. Also, if you are an old house person, this is where you'll want to be.
