Despite the recent news reports of the decline in home sales for the last few months (and yes it's very true), there is still and most likely always will be good news for buyers and sellers in Cinco Ranch in Katy, TX.
If you don't know about Cinco Ranch, you may be hiding in a cave - just kidding, but it is one of the largest and THE TOP SELLING COMMUNITY IN THE NATION!!!!!!!!!!!!!!!!
7,600 acres huge, six community pools, slides, beach club, childrens' garden, tennis courts, Golf club, nature trails, parks, YMCA plus the number one school system around!
In the months of July and August 167 homes sold in Cinco Ranch in two months alone! Ranging in price from $156,419 - $998,034 with an average DAYS ON MARKET ONLY 64!!!
The lowest price per sq foot sold was $74.00 and the highest was $192.49!!! But again the average of price per sq ft sold out of these 167 homes was over $100.00.
This particular home on 3219 Beachwater in Cinco's "Southlake Village" section, sold in the year 2000 for $160,000 and just sold again in July 2010 for $315,000!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! PLUS it was only listed for 3 days, how's that for a quick sale! Location, Location, Location!
