Trading properties - Tax advantages, etc?

I need to check and see how to trade properties.
I don't see why this cannot be done legally.
No taxes or capital gains to file?
I have always bartered - it's fun to do and both parties get what they want with no money outlay. Of course, if one property is worth a lot more than the other there will be a cash outlay, but --- not like buying the regular way.
It would certainly be a way for both parties to get what they want and to get it in a more reasonable manner.
Sure is worth thinking about.
