How many homes does the average Buyer look at before selecting “The One?”

First-Time Home Buyers often ask me this.
It seems that they are concerned about wasting a real estate agent's time.
The right answer is: "As many as you need to feel comfortable in your choice."
There is no quota.
There is no "NO MORE HOMES FOR YOU!"
Sometimes, Buyers end up in the first home they see, and sometimes that is only after we view another 25 or 30 homes.
They may need to confirm the selection, feel confident they aren't missing something.
I have shown as many as 40+ homes to Buyers.
Recently, clients bought a home they had ruled out even before we first ventured out, visitiing it after we had seen dozens of homes.
We laughed together about it, but the smiles of happy homeowners are even better.

Mike, don't you find that the better the job we do as agents interviewing clients and getting to know their personality, family and their needs, the better we are able to determine which homes will fit their situation best. That helps eliminate a large group of homes and time it takes to view them with clients. After all, we are PROFESSIONALS.

I agree with everything you say, SassyBelle.
During a good interview, I typically eliminate over 17,000 homes from our MLS as unlikely matches.
If the Buyer then wants to see a measly 25 or 30 to get comfortable, as a service professional I am ready to go.
