It is used for rural communities outside of the big cities. This loan is based on a few factors. The property has to be in an eligible area an the clients has to qualify. Meaning that the 3.5% downpayment on an FHA loan or the 10-20% downpayment on a conventional loan can be avoided simply by checking out the rural areas (Just outside the City less than 5 miles).
