Real Estate Market in Chattanooga

One of my agents is a real estate investor. He owns 20 homes and rents them here in Chattanooga. He always lends an interesting perspective on what is going on.

He is noticing that the HUD foreclosures are not lasting as long and selling for more than what he was willing to pay.

He has raised about $500,000 in cash to spend for houses but is having a difficult time finding "slam dunk" flips, etc.

I Messed Up

I find it interesting that most everyone including myself focuses on the resume of successes in life. That is ok to talk about. It is uncomfortable to talk about mistakes. But I find them very useful if you can respond well to them and then help others mark the spot of potential hazards.

From that perspective I feel like a point man. You know the guy in the Army patrol that is out front. The one that gets taken out first or hopefully spots danger first to warn others.

My views on foreclosure market in Chattanooga TN

The number of active foreclosures in Hamilton County, TN is dropping.

Currently only 5% of the active listings in the Chattanooga MLS are marked foreclosures. That does not mean there are not good deals out there.

It just means that buyers have to work harder to find what they may consider as a "great deal"

I surprise to me was the number of homes selling under $100,000 were falling quickly. I thought that maybe the inventory was stacking...

Spent most of my childhood in Chattanooga, TN. More specifically, Signal Mountain, TN 37377.

Great place to grow up. Mary Dee asked me to the Sadies Hawkins dance at Red Bank in 1981. My incredible blessing is to be married to her for 27 years. We have two amazing young adult children.

I went to Vanderbilt on an ROTC scholarship in 1982. After I graduated, we decided to stay in Nashville. I was in the Army Reserves and I worked during the week at Ernst 7 Young....
