The banks in my area charge I think .5% more for investment properties (AND require a 25% down payment, minimum). YMMV.

Yes, as I have no other mortgage payment , lender seems to quote primary residence rate. I have no house on my name. My husband owns a house , no mortgage, but that is on his name.
