I have been reading the various city threads for Boynton, WPB, Delray, Boca, and Lake Worth and have tried to get an understanding of Yes/No areas from a map standpoint. It seems to be different for each city. Some say areas west; some cities areas east. Can someone help summarize the “avoid” areas please based on a map for BB, WPB, Boca, LW, and Delray? For example, Delray, is it avoid West of I95 or avoid East of I95, etc. Thanks in advance for your help!

What are you trying to avoid?

Delray from I95 east to Swinton/Dixie is a very ethnic area, high crime. I95 west to Jog Rd is a Jewish retirement community type area.

Boca east of US1 is big money. US1 to Dixie is more blue collar/older homes. West Boca is lots of gated communities.

@City Guy997S Thank you for the reply! Just trying to determine the best areas in these cities to decide where to buy a home that is in a low-crime area. Crime is everywhere; but every city has areas that residents that live there and are familiar with their city, know specific areas that they wouldn’t live in or recommend to their family or friends. So just trying to get an idea of where those areas are from local residents because real estate agents will not tell you/not allowed to tell you.

Google maps will show you a lot of what you are trying to avoid.

Find a house, then move your cursor over to a major intersection nearby and look at the street view.

Homeless panhandling? Bars on the windows of nearby homes/businesses? Nice cars parked on the street?

Atlantic Ave has been bad for 50 years. Yeah they have cleaned it up, they got rid of some shady bars/liquor stores and built the tennis center directly across from the police station. Swinton east to the beach is nice/lots of shops/high end restaurants but the area still gets spillover crime. My buddy lives on an intracoastal street but if you leave your car unlocked you will come out to find it has been gone through (glove box, console searched for cash/guns/valuables). Leave a bike on the lawn and it will be gone before dawn! He likes the area, its been that way for decades even if they are building 10mm homes on his street.

A long time ago I witnessed a panhandler on Atlantic Avenue in Delray ask a man for some money. The man asked if he accepted a credit card. Then they both laughed. Yeah, it has been bad for many years as someone mentioned. But the area of homes around there going north and south on the ocean side are really nice but expensive.
