That's why MD should make a move. NH is an entertainment destination. Leonsis wants a sports entertainment complex. I don't think MGM/Gaylord would object to having the Wizards/Capitals as neighbors. The synergy is there. Why not make NH the premier entertainment destination in the DMV? That will do more for PGC than either the Purple Line or the FBI HQ.
Timing is bad for NH. Parking is already a premium. Add in game night without Metro, and you have people parking in neighborhoods because parking at NH is full. (years ago, I recall sitting in a NH parking garage for an hour waiting to get out. Can't recall the event.) Also, do you go all in on a huge parking lot/garage when Metro may be inevitable but not soon? Then, when Metro opens, the garage is half empty, and Ted loses money on parking fees.

However, a temporary rapid-bus-transit with right-of-way during games could be built from the Green and Yellow Lines in the interim.

You may be right about a couple years down the road. The same way the Democrats wouldn't give Ehrlich slots in Maryland they may not want to give a big sports venue to Youngkin.

There wont be a Metro station at the National Harbor at best until 2045, if not later, if it ever happens at all. WMATA is not even past the first step of expanding there. They haven't even officially selected Metro to NH as an option in their Blue/Orange/Silver line study. Even the potential of the Metro going to NH is predicated on an entire new line being built that would cut through Downtown, and later be phased to be extended to NH. It's not happening any time soon to plan building a stadium around it with no transit, next to a spaghetti interstate interchange, not to mention being farther from the DC core than is Potomac Yard already.

Monumental is ready to go now. They want to build a new headquarters and studio space, as well as a separate entertainment venue aside from a new stadium. They can't build tall enough in Chinatown, and want to build a "campus style" development. I don't disagree with you that MD should make a move, especially since the Commanders look ready to go back to DC, but another location with ready made Metro access would have to be already in affect to appeal to Leonsis. TBH, aside from building MGM/NH, Maryland drags their feet too slowly anyway on mega projects like this, which is why the big players always want to choose between DC/NOVA.

Monumental, Youngkin reject proposed Va. arena and casino package deal

Monumental Sports & Entertainment’s vision of an Alexandria, Va. arena and campus is looking more like a pipe dream with each passing day. After the arena was left out of the state budget, it was expected that Va. Governor Glenn Youngkin would try to revive the project through amendments.

There is one amendment that Youngkin and Monumental Sports & Entertainment do not support. At least for now.

According to Laura Vozzela and Teo Armus of The Washington Post, they rejected a proposal to a package deal where arena funding would be tied to a proposed casino in Tysons Corner, an unincorporated area in Northeastern Fairfax County. Tysons Corner is best known for its shopping malls, and being home of the headquarters of Capital One, Tegna, Gannett, Hilton and Booz Allen Hamilton, among others.

...

Ultimately, Monumental rejected this possibility, and weren’t aware of the legislators who were interested in this. Also, the idea of a Fairfax County casino isn’t popular among local residents.

The VA Dems don't want to give Youngkin a high-profile victory that would increase his national stature and strength as a 2029 presidential candidate. You can say Gov Moore is in the same boat. He's got 2029 written all over his face.

Since Metro has a station in Anacostia, all they have to do is connect the Anacostia station to NH. Someone posted on the Internet a fantasy Metro expansion map showing this connection. It's called the Gold Line. To expedite the construction, Metro should connect Anacostia to NH, putting off the construction of any intermediary stop and any proposed stop beyond NH for a later time. The poster also has a Black Line that follows the Beltway and connects the Huntington station to NH. That connection should also be given priority.

Monumental move dead: Caps, Wizards not moving to Alexandria

In a major retreat from announced plans last year, the city of Alexandria, Virginia, says it's ended negotiations involving a $2 billion sports and entertainment district that was intended to house the Washington Capitals and Wizards.

Alexandria officials said Wednesday afternoon the "proposal will not move forward."

Looks like a deal between DC and Momumental will be announced shortly.

I guess MD had its head stuck in the ground, in keeping with its anti-business reputation.

Great news. Games are still easily accessible and MD didn't set billions of taxpayer dollars on fire for the sake of appearing "pro-business."

2050. Let's hope DC still exists by then.
