Debating on retiring to San Antonio or possibly Arizona. I currently live in Houston so I am well aware of the tax situation. However. The insurance situation is more vague. Houston is high priced for insurance due to storms, flooding, wind, etc. and then add on flood insurance.

I have been told property insurance is also high in San Antonio though. Not sure why as you are away from the hurricane zone. What is your average homeowners insurance cost annually for a home about 1800-2300 sq ft. please?

I am paying $1,900 per year for a 1950s built home just under 2000 sq ft. Metal roof. No claims made since I bought the home.

I don't know Houston rates but I don't think it is that bad for what I am paying here.

My brother lives in a house that is valued over a million in the Houston area. I can't imagine his his insurance costs.

Recent renewal about $2400 for 1750 sq. ft. 1980s single-story brick veneer house in San Antonio city limits. Architectural shingle roof that was replaced by insurance about six years ago due to hail damage.

Premiums have been skyrocketing the last 2-3 years.

Rates are every bit as high possibly worse. Hail and wind damage are more common than hurricanes.

Honestly, SA doesn't get that much large hail. Austin gets a lot more.

Rates are going to be dependent on too many factors such as zip, age & type of home construction, etc. My home on the far northside was built in 2005 is 2400sf and I pay $2,700 per year. Rates have steadily been going up year after year which is status quo across the country.
