The only word I can use to describe the first quarter of the year in the Tampa area is “weird.” My realtor agreed with me. It was slow, but there were pockets of activity that did move well, but it wasn’t consistent across the market.

We put our house on the market in early April, sold to the second showing for list and a cash sale at that (private buyer, not corporate.) Similar properties in our area, unless grossly overpriced, we’re flying off the shelf equally fast.

Sold in suburban Portland OR in one day for full list price.
Just shy of 3 times what we paid what we paid for the place in 2011.

Bought for $220 - sold for $640.


Stupid.


The decline of Portland proper has helped the suburbs become more attractive - I guess that is one good thing to Progressive Democrat insanity

Asheville, NC. Seller's market with very low inventory. Prices are out of control. Vacant land, .2 acres, is about $125K-$150K. Average house, 1400 sq ft on a small lot, is a half million and nothing special. It most likely needs upgrading or repairs. It's gotten crazy since the pandemic.

Hardly any houses on the market in my part of Maine.

Those listed under $300K sell very quickly.

We are looking to downsize and - forget it!

Everything i have saved in my list on Realtor. com is sold in a couple days.

As per Rocket Mortgage for Alachua County, FL (Gainesville, Newberry, Alachua, High Springs and Archer) — still a seller’s market, although on the softer side, as per April 2024. Inventory was up nearly 4% compared to March 2024. Number of homes sold up nearly 33% over the same time period.

Interesting that of the homes sold, nearly 60% were sold under asking, 15% over, and the remainder at list. Homes are sitting on the market longer, compared to last year. DOM increased 43%, from 29 to 42 days.

However, 61% of homes sold in less than 30 days, 23% sold between 30 to 90 days, and the remainder sold in more than 90 days. Considering all these stats, and my general gut feeling, I chose the third option, “houses are still selling, but taking a week or more now.”
