Hi,
I have found a lot I think I like in Fountain Hills. I was wondering if anyone has an knowledge about the difficulty in excavating the land to level it for house construction.

There are many homes built in the canyons as well as on the hills so it depends on the specific property. if you a lot in mind, then there should be some engineering reports avail to you regarding its viability. Is the property listed by the Realtor or Owner?? I suggest calling and even making an appt to the Fountain Hills Development/ Planning Diept to learn about the process and see what's required. Do you have a builder in mind?

Thank you. I do have a builder I am probably going to use as I have a small house in mind, 2000 sf, and he is building one that meets our needs.

I know, most of the builders I spoke with would not touch it unless it was 3500 to 4000 at around 400 to 500 per sf.

your builder should help you then in purchasing the lot - need to make sure there are conditions built in to your purchase based on viability of the land/location/zoning etc. for what you are trying to do. Good luck.

Is the lot in an existing subdivision or out in a more rural area? I'm a civil engineer so if you want you can message me the APN number and I'll look it over for you when I get in to work tomorrow morning.
