As someone who lives in the neighboring neighborhood in MAFW I hope this doesn't get built at Priest and Rio Salado. This is right on the edge of residential area and will be flood the area with even more congestion! If this thing gets built in Tempe the best spot is McClintock and Rio Salado there's already infrastructure across the street with restaurants and shopping.

They don't want existing infrastructure. They want to build their own shopping/dining/hotel area and collect the rent and their cut of the tax dollars. The proposed deal is no tax dollars for construction, but they get a cut of tax dollars generated at the new complex.

Behind the Suns, Cardinals, and Diamondbacks the Coyotes are somewhat of an afterthought. I can see them leaving the Valley (if not the state) at some future point.

Owners prize the market but even they will tire of the Tempe deal falls through. There is chatter of contingent plans on tribal land as a final Hail Mary if Tempe goes awry. We will see how long Meruelo wants to play the game if Tempe goes south. NHL may be hard pressed to find another owner that wants to tango.

Tax dollars should never be used for any kind of private enterprise. Pro sports teams are not only private enterprise, but they're worth millions (if not billions). There's no reason why they can't foot the bill for these venues on their own. The argument that they benefit the area is rather questionable. Having a sports/entertainment complex way out in the west Valley in what used to be cotton fields not so long ago certainly doesn't benefit the majority of the population in Phoenix & the east Valley. These kinds of venues need to be centrally located, and the downtown location (sharing the Suns arena) was perfectly fine.

Golden Knights have gotten off to a fabulous start but let's hold the accolades until we see how they absorb some bad times that all teams eventually see.

It's more than just an arena.
  • A 1,500-seat theater with space for small shows and performances.
  • A commercial district with fine dining and boutique retail shops.
  • A 200-room boutique hotel.
  • Offices geared toward medical tenants.
  • More than 1,500 apartment units spread across three complexes up to 12 stories high.
  • A convention-style hotel with 300 rooms.
  • Retail center and offices.
That is a lot of tax revenue being generated on what has been prime location producing absolutely nothing for the city due to extensive cleanup costs to remove an estimated 1.5 million tons of trash and remediate the site before construction can start. The team is asking for support in the form of deferred future taxes this development generates to help cover up to $200M in costs for the cleanup.

What did you have mind to do with this land instead?

Agreed, extremely spoiled by early success but also one of just 2 pro teams in the city for now, so it's a far less competitive sports market at this point.
