Wife is in the medical field, I’m in construction management. Being 39 helps too. We also bought our first homes in 06, 12, and 16 in cheaper areas that blew up and used equity to afford to make move here.

Definitely sucks for the younger generation.

Irvine--like so many other cities in California--was once fairly affordable. I remember several friends buying their first homes (condos/townhouses) there in the 1980s with middle class incomes, and then moving up.

I used to live in Los Alamitos, CA in Orange Co. One of the best school districts in the state, and in the country. I had to show my property deed to register the kids for school, they would not accept a utility bill as proof of residence, too easy to fake, they said. When we sold our house last year, it sold in four days, for more than we were asking, because they wanted to be in that school district. If your kids are arty or maybe headed for show business, the school district has an Orange County School of the Arts, with a campus in Santa Ana, CA., a few miles down the freeway. We did a rotating car pool to keep our daughter in that program for four years. Also, you can't beat the climate. The best place in the world for human habitation.

My starter home was in an area with garbage schools and constant porch pirates / homeless people in the area. I didn't "look for it". Instead I looked for the best option that fit my budget and what I was willing to give up to be in the location I wanted.

Fountain Valley, 92708, is a little bit cheaper than Irvine but not as nice. Schools are good with many Asians.
