The western part, closer to Brooklyn, is very nice and housing is expensive. It's mostly SFH and there is a private cooperative at the end. The eastern part, closer to Nassau County, is the hood and is a mix of low-income housing projects, apartments, and SFH.
They have tried for many years to gentrify it ever since it was "zoned" for urban renewal in the early 60s. They have had mixed results. You are welcome to DM me any other questions about Rockaway.

And now there's video of some older woman who moved from Brooklyn to Rockaway to retire by the sea and promptly got beat up and carjacked by five assailants outside her oceanfront building. Comments said there isn't much of a police presence - although it happened right across from the police station - because it's so far out there. Alrighty then! I would assume the same would apply to Brighton Beach, but that area at least seems to be somewhat "self-policing."

I see them selling crap on Hylan Blvd on the south shore of Staten Island now. It’s crazy. How many Staten Island drivers are buying mystery drinks and week-old pre-cut fruits at red lights?lol
