I'm looking to sell a 40 acre residential parcel in southern Nevada. I have the GPS coordinates of the land. Is there any reason to get a land survey done before putting it on the market? It is my understanding that it is up to the buyer to pay for the survey if they request one.

Having a recent survey can expedite things. Not having one could slow things down. Surveyors in my area are backed up for months. Take that into consideration for your area. As a Buyer, knowing the boundaries of the property (especially acreage) with any potential easements or other features would be important. If it were me, I would have an up-to-date survey and any other pertinent information that a Buyer will more than likely want so that the trigger is ready to be pulled on the sale. If you want to save some money you may be able to have a Boundary Survey done.

No thinking person would buy a property that is not surveyed. Get a survey done and recorded.
