Just like to say thanks to all of you for the advice. I'm in my mid 20's and about to get married late next year and we found a house in lakeland around 3,500 sq. ft. built in 2001 off of canada rd for 240k. We were about to pull the trigger on some houses in cordova couple of weeks ago but decided to hold off due to the area getting annexed and to stay out of the city school system. I must admit that you can get a beautiful house for the money in cordova but I've been searching online extensively in collierville and lakeland and this house just fell into our lap. We were pretty lucky to be the first one to look at it. I have to say, lakeland is beautiful especially around the lake area. Do many of you think that lakeland will hold its value?

I have only driven around there, but Lakeland looks like an absolutely beautiful city, I think it's a unique area, and would bet it's a very good investment.

I would feel comfortable that a house in Lakeland will hold it's value.

The lake is really lovely and that is a big house!

The fact that it's incorporated means it won't get annexed by Memphis - and no city taxes is sweet! I wouldn't hesitate to buy in Lakeland...

The only drawback is the annoying canada rd. exit. I usually get off work and arrive at the canada rd. exit around 5pm and there is a lot of traffic turning left there. Also, if someone can confirm, I heard that lakeland may be charging a small property tax soon. Is this true? I'll be glad to pay for it if they can widen the canada rd. exit.

Yep....that's the worst exit in West TN. It was never designed for that kind of traffic volume. When they eventually rebuild it, it'll be a nightmare for a couple of years during the construction.

Depending on exactly where the house is on Canada Road, you might try another route - maybe G'Town Rd to Memphis-Arlington, or Hwy 64 to Davies Plantation...
