This is why Governor Lombardo rightly vetoed any rent-control legislation. The free market works.

Default Video: Rents are DROPPING

Rents are DROPPING | July 8, 2023
Reventure Consulting

Quote:
Landlords in the US Rental Market are being forced to cut the rent in cities like Las Vegas, Austin, and Phoenix due to declining demand and increasing vacancies
Quote:
Another city that is experiencing issues in its rental market is Las Vegas. Where the apartment vacancy rate has more than tripled from 2.5% in August 2021 to 8.7% today. Such a big increase in vacant apartments is causing landlords in Las Vegas to have to compete for tenants, which is driving down rents.

Evictions are surging. Especially in Las Vegas. | Nick Gerli, Jul 17, 2023

Quote:
At its peak during the pandemic, in late 2021, asking rent growth in the US Rental Market hit 18.2% YoY according to data from Apartment List. This surge in rents was historically unprecedented and gave landlords a huge windfall of profits even though they were losing money on some tenants who couldn't be evicted.

I'm the opposite of a lot of people on this LV forum politics wise. I worked on housing justice during the pandemic by canvassing place to place where we knew predatory landlord's were evicting people. Some people would be interested in the help and resources but we never could end up forming them all into a group to make a tenant's union before they all got evicted, so they could demand tenant rights and protections. Housing Justice Priority

Anyways, I work on it with more than one group but there's only so much a person can do and it takes an army working together to get things done. https://battlebornprogress.org/nhja-...s-asm-hearing/

Plus, The Federal Gov. wants to hear from tenants like you on how we protect renters across the country. Share your story to demand they enact rent control, create a fair eviction processes, & provide safe housing for all. #TenantRights #HotTenantSummer Hot Tenant Review

Rent control is bad. Rental prices are going down in the Valley as we speak, WITHOUT government intervention. Looking at the places where rent control is used, it really doesn't help overall. And it most cases makes things worse off.

It might be a terrible place for you, but it's not your place to say what's good or bad for everybody else.

In other words, speak for yourself.

An article that speaks to this in the RJ that quote -

"One thing Lee said is not the answer when it comes to getting Las Vegas more affordable housing is the government getting directly involved with the market. Gov. Joe Lombardo recently vetoed a number of rent-related bills concerning tenants rights and eviction reform, drawing ire from a number of community groups.

“Rent control is a known failed policy, it’s proven,” Lee said. “Any economist you talk to no matter what side of the aisle they are on, or as far away from the aisle they are, rent control is a failed policy and it disincentivizes people from providing quality housing. It makes people back out of the market and it causes tremendous economic consequences.”

Anecdote: I see that my daughter's apartment complex has twice the vacancies it had when she moved in a year and a half ago. Slight price decrease.
