Saw some news about a proposed Great Wolf Lodge, which has taken the Wisconsin Dells invention of the indoor waterpark and attached an all-inclusive resort. It also uses the Dells' multi-metro-draw strategy and locates in small towns -- where, perhaps, it might also get tax incentives. Because it's also a hotel, it doesn't really need to be within day-trip distance of customers.
The new location in Perryville (northeast Maryland, where I-95 crosses the Susquehanna), between Baltimore/Washington and Philadelphia. There are other multi-metro-draw attractions nearby, such as the casino next door, and Cal Ripken's baseball complex -- a minor-league stadium and youth training.

Holiday World & Splashin' Safari is Indiana's largest amusement/theme park and is in Santa Claus, Indiana which has a population of just under 2,500. The metro that you can associate Holiday World & Splashin' Safari with is the Evansville metro which only has a population of just over 100,000. Evansville also has the Mesker Park Zoo and Botanic Garden which is larger than other zoos of metros that are of a similar size.
Fairbanks, Alaska has a population of just 31K though it does have Pioneer Park which has Alaska's only non-traveling amusement rides. Just a carousel and a miniature railroad but not even Anchorage with a population of almost 300K has those, not even in their zoo like most city zoos in the contiguous 48 states do.
Tyler, TX (population 100k, metro area 225k) has the Caldwell Zoo. It also has several water parks including some in what I'd call "bedroom communities" of Tyler.
Goshen, New York with just a population of 13K will be getting Legoland New York this year. Maybe they'll also get a Peppa The Pig Theme Park later on like Legoland Florida will next year.
