Yeah West Columbia is probably one of my favorite small cities in SC. If they can do something with the area in the link.. The Chicken Plant and a solid mixed use development of the shopping center and extend their current State St Downtown area over into this section along with continuing an interesting mix of business and residential up Meeting Street.. It would only solidify them as an alternative destination to Columbia.

I think Lexington is doing a good job as well..but I think that is more for the people that live out in that area.. and people may visit West Columbia as an extension of downtown/vista Columbia.. Both are great towns/cities but "West has Zest" in the form of the River... Patent #2 please send check for $10k, though that one may have already been used....

Maybe there is already a plan but in this area if you redevelop the shopping center could you:

-Narrow Sunset Blvd in between the off ramp and Meeting street to a more pedestrian scale and possibly put a grid in between Sunset and an improved Leaphart Street to create a downtown grid on that side of Meeting Street. Narrow Meeting Street in between State and the Bridge and allow businesses to fill in the new blocks of the old Shopping Center to include Shull St going all the way through to Sunset as part of that network and grid.

-Let the rest of Meeting Street towards Triangle City fill in like South Blvd in Charlotte with a mix of old and new type of development.

-Create a similar neighborhood scale retail district in Triangle City ( building upon what is there)

Lots of cool opportunities in West Columbia !

Now you're thinking up my alley. That would be awesome. there's so much untapped potential in that little spot like literally it could easily be like 4 blocks gridded up and have mixed used on every block, and more infilling up Meeting Street since we know they are about to make Meeting more Pedestrian friendly there's an opportunity to connect Meeting Street from the River to Triangle City. to make it a more cohesive, dense corridor.

Yeah Meeting Street and certainly Triangle City represents an opportunity to create a second place in "Second City" another branding opportunity

On a related note.. I wonder why Jarvis Kaplan Blvd simply ends in Augusta Highway?! You wonder why it did not go all the way to I-26 and have its own interchange. This road I-126 and SC 277 all function as expressways but dont directly connect with other networks. I suspect the designers (likely with political influence) wanted to speed traffic up from the west into downtown, bypass residential areas, but wanted to take advantage of development opportunities by having a cloverleaf with 26 as opposed to an expressway which may not have direct access to the to the adjacent properties. Having be a "street" allowed for commercial development that likely benefited the landowners/developers who have put all the gas stations, commercial space along the stretch between 26 and where JK Blvd begins....

If you look at the above aerial.. it also represents a "hodge podge" planning approach.. You have large commercial centers and a somewhat "denser" townhome developent that is behind it.. One would think those folks may want to walk to the Westside Shopping Center, but there is no way to do that .. safely... There is no sidewalk along Dreher Rd and to put a walk way inside the development would take you to loading dock dumpsters and drainage line.. I know the shopping center was there way before the townhomes but a sidewalk along Dreher Road would help the development and the long term residents that live along it.. Maybe there is one there now or planned ... lets hope so...

Kind of an interesting area.. if more homes are developed behind the Walmart.. WestCo may want to see if they can acquire the land around that lake next to Hites BBQ off of Dreher Road.. turn it into a park..put in a walk way from that up past the Westside Shopping Center and Walmart to Augusta Road as a walking trail of sorts. Could be a nice niche of new residents and possibly a park for all in that area.. not sure there is a park in that area now. Lots of cool stuff could happen in WestCo

Interesting... Looks like the homeless facility (or at least one site under consideration) will be out at Crafts Farrow on Farrow Road above I-20. Seems like its far out for someone on a Columbia street corner.. but its near a site that currently works with either the incarcerated and those that have mental health issues. Likely few neighborhoods will object since there are not many out that way and the ones that are are in the unincorporated County so.. they dont vote in City elections to punish anyone for putting it up there. The State of SC will not contribute to this facility.. I wonder if the homeless begin to camp on the State House grounds if they would change their minds....

Does anyone know what is being built beside the Kroger on Killian Rd? Not the Prisma Health Center, but right on the side of the Kroger.
