Thanks for the paywall bypass - interesting article. I will say that your options expand quite a bit if you are willing to consider the more suburban feel.

this house is only $315 K over by Pikes Peak and Circle dr .... needs some yard work in the back

Affordable depends on how much it takes to make the unpermitted work right
