On a related note, CSBJ says the El Paso County Trustee says foreclosure starts have dropped 19% compared to one year ago while Deed Releases rose 32% compared to one year ago. For more detail on foreclosures rates from various zip codes;

Jeez, you'd think with all the homebuilding, they'd be more than satisfying demand, but I guess not. It's pretty baffling. Surely all these can't just be people working in Denver and living down here.

Default Colorado Springs Home Sales Strength Continues

"Home sales totaled 870 in February, a 21.3 percent increase over the same month a year ago, according to the Realtors Association report. Home sales have risen for 19 straight months on a year-over-year basis, and last month's total was the highest for any February in at least 23 years, association records show."

We had planned to retire to Co Springs soon to be near family but the house prices are escalating beyond our price range. I would bet that a healthy percentage of buyers are investors/flippers. We won't buy a flipped house - too much lipstick on a pig going on to trust the integrity of the work.
