I have heard that also. When we find something, we will jump on it, pay 6 months in advance, then put our home on the market.

Perhaps you could time the move so you can rent a beach place in the winter months. Another consideration is that the cost to build a new house has gone out-of-sight. People have received quotes of $275-300 per square foot not including land. Even the tract builders have raised their prices seveal times. An existing house is usually a much better value. Good Luck!

Check out Winding River condos. There is only one for rent, right now.....but they do come up. It would give you access to Holden Beach house, and beach parking. I agree, Southport is beautiful!

In your example, the homeowner's group was charging money for liquor. So it makes sense that would require a liquor license. At CP it was BYOB. Nobody was selling liquor.

Agreed, but the annual New Year Eve party always provided a champagne toast and the ABC said no. One homeowner's group had a fundraising dinner for a charity and they provided each table with a free bottle of wine; the ABC would not allow that.

Again, this is not an apples to apples comparison since at Compass Pointe no liquor was *provided*. Everybody had to BYOB.

3. It's unclear what future amenities will be past the Lazy River, Indoor Pool and outdoor pool, already some complaints of too crowded at main pool and they have only over 700 of the 2000 homes built. So, as with all developments not completed, you run risk of amenities not keeping up with growth.
4. Leland is growing fast, Wilmington is growing fast, the area from Myrtle Beach to Wilmington area is the second fastest growing area of the country, how traffic and growth is handled in the future is a concern
5. HOA Fees are $95 per month and budgeted to be $105 per month in 2027 but without 100% completed amenities and developer out it is hard to judge future dollars.
6. It is a little further to Leland Restaurants and food shopping the BF for example, not far away, just more out there, might be a plus being a bit away from all that
7. The whole area is working out the Water contamination issue, seems like worst case that in 3 years there will be an RO system which may cause an increase in water rates. Google Gen X and Wilmington.

We looked around at multiple developments and I think you can find negative with any of them but CP was just as it seemed, the people seem wonderful, very helpful on owners Message Board, very committed to giving back, very active, lots to do, obviously I was sold because we had no intention of buying anywhere for a few years and we bought after visiting and it was the last place of our visit. I'm a finance manager and there developer and there overall community finances look great and I expect HOA fees will stay moderate even with added amenities, the fact the Finance committee is going out 15+ years of budgeting is great and there expectations are reasonable.

1) More homes are being built NOW right around Cardinal Lake a few feet from highway 140. The noise will be unbearable....
2) The smells are from various factories that have been polluting the water supply for years. Smells like cat **** often in the morning or when wind blows a certain way
3) Future amenities....golf course has gone private - HOA fees do not cover golf, golf club, restaurant or pool (when built) at golf center. New amenities have been promised for several years but no plans or schedule for building any new amenities has been shared by the developer. Current pool and Lazy River are packed most the time and more homes are being built daily
4) Leland is growing fast. New communities incl an 1,800 home community across from Compass Pointe are being rubber stamped daily. Article todays paper suggests Route 17 South will not be able to handle traffic from all the new development. Currently big uptick in 74 traffic as well and the construction across the road has not yet begun. Expect additional traffic at the West Gate to Compass Pointe as two apartment buildings (with pool and rec buildings) and 32 or 64 townhomes are scheduled for construction right next to the new Arbor Landing Senior Homes (100 apartments) all of which share a two lane road into Compass Pointe (but are not part of Compass Pointe) Expect this road to be impassable while construction in under way and thenn just plain heavily traffic after construction ends.
5) HOA fees tend to go up about $5 to$10 a year...plus there is a $60 a month fee for irrigation water...plus additional fees ($100 plus a month) for some homes for lawn service...developer pays 50 percent of the fees on currently platted empty lots held for sale.
6) Most shopping is in Leland about 10 miles away....there are no sit down restaurants in Compass Pointe UNLESS you belong to the golf club. Nearest restaurants are about 10 miles away...better restaurants are in Wilmington 20 minutes plus or minus with no traffic.
7) RO supposed to come on line early 2022.....not ready yet. Budget an extra $50 plus a month for bottled water....in addition to your $60 a month water bill and $60 a month irrigation fee

Since your above posted inquiry, Renaissance Development has taken over the development at Compass Pointe and keeps all info close to the vest. No one seems to know how many thousands more homes than the 2,200 originally planned....there are road stubs at the edge of the forests on almost every street in the "new development" areas and no one really knows how much further westward the expansion will go. I guess it is what it is and its not what is was in 2018.

Can you elaborate more on this Renaissance Development?

My understanding is the West Side of CP is slated for 150+ new lots to be opened up soon, but is delayed. Do you have any insider information on that as well?

Otherwise how is management? Responsive when there's issues? Etc.

I find this post quite suspect…possibly a troll, a competitor of Compass Pointe. The poster joins City Data the same day as he writes this post bashing Compass Pointe. He has had no other posts and has not been back on City Data since I have no knowledge of the development but would take his comments with a grain of salt.
