Adding a note to this thread as many people look at Brunswick Forest and Compass Pointe, Compass Pointe still allows you to buy land and build whenever while it appears that Brunswick Forest is changing there model quite a bit:

In late fall of 2020, Brunswick Forest announced a new strategy moving forward. Instead of purchasing a homesite now and building in 1-5 years, their new business model requires buyers to purchase a Lot/Home combo, which means you will more than likely start construction within 6 months from time of your contract.

Brunswick Forest, the developer, will be selling large tracts of land within the community to builders who will in turn sell Lot/Home packages to buyers. The onsite sales team remains in-tact however, they no longer fall under the umbrella of Lord Baltimore, who is the money behind BF. They are now independent Realtors.

Recent changes at Compass Pointe:
- The golf course is going private. So even if you are a CP resident, you will now need to join the golf club if you want to play golf there. There are 3 membership levels which all involve an initiation fee and a monthly fee.
- The Latitudes restaurant is currently the only restaurant within CP. CP residents could drive their golf carts to have a drink and a meal there. However, Latitudes was part of the privatization of the golf course. The golf club will be closing it as a restaurant and using it as an event space for club members. The golf club is building 2 other restaurants within CP but they will be available only to golf club members. So as of January 1, 2022 there will be no restaurant within CP available to CP residents who do not join the golf club.
- CP residents would BYOB at the Grand Lanai since there is no bar there. It was recently discovered/determined that the CP HOA insurance does not cover liability for that. So the HOA is no longer permitting alcohol or BYOB events on common property in CP. They are working to find a solution to this issue.

I am fairly sure that alcohol usage is regulated by NC ABC regulations. Someone needs to contact the NC ABC and they will go over the regulations. Another plantation in Brunswick County had to change their alcohol policy at events after a visit from the NC ABC authorities.

Did the golf courses change management? This sounds like St. James.

Perhaps that other community had a liquor license. Compass Pointe does not. It seems to be strictly a matter of having the proper liability insurance coverage.

Yes, the developer sold the Golf Course, including the existing restaurant, to a golf corse management company called Renaissance.

The plantation didn't have a liquor license. A homeowner's social group had a function at the POC and charged money to attend the event where martinis were served. The money was used to cover the cost of the liquor. The NC ABC told the plantation a liquor license was required for the event.

Thank you. Yes, the plan to retire to NC is still in the works, only earlier. Will be making some trips down this spring to scout out areas to rent for 6 months prior to purchase. I have family in Calabash and Sunset Beach, but something keeps drawing me toward Southport.
