Thank you for all these replies. Good insights. I would love Christmas but cannot afford what we want there although it is in my real estate feed. The 100,000 per crime stat does help clarify the crime rates a bit better. I had not thought of that point. I look forward to critter viewing. We have heard and snakes here in Oviedo it I am sure it’s much more likely in the rural settings. The flooding has been first and foremost as I look. 46 was flooded out for several weeks and I do NOT want my house to be flooded altho I do realize that is a possibility nearly anywhere here. Thanks so much!!

I’m interested in Mims or Cocoa as well. Husband will be working at Blue Origin. Any advice would be greatly appreciated. We just moved from Destin. It’s quite different here in some ways. Especially the beaches. Thanks!

I would prefer Mims over Cocoa, especially the south end bordering the north side of Titusville. There are some nice subdivisions around SR46 and I-95 but would be concerned with flooding issues and overall lack of site preparation.

I always laugh when people talk about the "crime rate" in Cocoa. I guess coming from Miami, I think it's a joke. I bought a house in Cocoa in said "terrible area" and haven't had any issues at all. I love that there is no HOA. My neighbors are friendly.

When I think of Mims, I think of that movie Deliverance. lol. It's very country.
