It will probably be sold by the weekend, and to an investor who will tear it down and rebuild. It looks like nice density could be added by building a few homes on that large lot.
I had a client who tried to buy a house very much worse than this one in Las Vegas. Guy was a skilled tradesman well capable of cleaning up and fixing up. We got outbid. The thing went for 5% over its list.
As above, I've seen ads in the last year or more saying that a house and lot would be 'ideal for building a new rental unit', or words to that effect. There is a multi-unit apartment building next door, on a couple of similar sized lots, so it probably is re-zonable for 4 units, or at least a duplex. With inventory so low, expect anything!
Oh, the lot is part of the 'Country Club Subdivision' so of course it is going to be pricey LOL
Unfortunately for entry level buyer's, it is not a joke. On the bright side, this price reflects a $30,000 price drop.
If someone tries to do a lot split on that to build a second home, they can justify that price in today's market. Just a bare lot (if you can find one) in Boise will start at $100k or $125k these days.
I just checked the multiple listing service and in all of Boise, there are only nine homes listed below $300,000 available. Three of those are condos and one is a manufactured home on a foundation on it's own lot.
Most homes that are in decent shape and priced right are getting 5-15 offers the first few days and are typically selling well over asking prices. But then, you have worry about appraisal and financing options unless it is a cash sale.
It's a little too "cozy" for my liking. And at $260,000, it's not even woth thinking over.
