  • My name is Joe Salcedo and my broker is Chase International real estate. We have eight offices. Seven are located in Lake Tahoe and one in Reno (where I work). random fact: our broker is selling the 3rd most expensive home in the United States, tranquility for $100 million. I've been a full time agent since 2005 and have been writing for a local real estate blog called RenoHomeBlog.com My passion for writing about our local market started when I almost went bankrupt in 2007 because of bad investment decisions. I bought 3 homes at the top of the market , I was making a lot of money in my real estate business and my next instinct was to invest it back by betting on "future equity" of homes. This was a very bad plan, as many have realized by now. In the process of investing I met a good friend who advised me AGAINST investing in real estate. He told me that this was not his opinion BUT THE MARKET'S. He showed me stock market graphs of real estate home builders who were falling down in value. He also showed me basic real estate data ALL pointing to the inevitable crash. I did not listen to him I decided to ask my broker and "wealthy" real estate friends what they thought--to my delight, ALL SAID THAT THIS WAS A GREAT TIME TO BUY. So I bought. By 2006 I was already questioning my decision because Dan (friend who warned me) gave me new stats pointing to a market crash. This time, I listened and cut all losses short. We sold at tens of thousands of dollars in losses. It was a hard decision but one that I needed to do. And I'm glad I did. Or else bankruptcy. This was what ignited my love for research and educating buyers and sellers. A few minutes of study can save you a pound of headache and tens of thousands of dollars. Timing is the key. The past 3 years half of my business have been in short sales. This is a mixed blessing for it is never a happy experience going through a short sale. Many try to save their homes but due to the harsh crisis, cannot. Short sales are not for everyone and home owners should think/research on the best option.
