Not only do I show you properties listed on the Multiple Listing Services, I also show you For Sale By Owners, and I can work with contractors for you to build a new home.***** I became an Exclusive Buyer's Agent after going through a couple of home purchases where I found a house and the listing agent wrote my offer. I signed a dual agency agreement in order for this to happen. I did not realize until much later that I was signing away my rights to full and complete representation. It worked out well for the agent getting commission on both sides, but it didn't work out for me as a buyer. I did not have negotiating power and my agent did not try to discover everything I needed to know about the home I was buying.***** It was fortunate for me on my last purchase that my pest inspector discovered the underground oil tank on the property that was leaking diesel into the home. I had asked my Realtor what the smell was in the home and she didn't want to talk about it, and told me it was "cleaning solutions." The thing is, my Realtor should have been able to look out for my interests, but she was also representing the seller as a dual agent. She was not happy to hear my pest man found the oil tank because the seller then had to take care of it.***** After this situation I vowed I would never use a listing agent to write my offer, or sign dual agency and give away my right to be looked after 100% in a purchase.
