Looking through this forum it seems like towns like Flint, Lindale, Whitehouse, Chandler and Bullard are great but I dont see any houses with acreage in our price range. I would like to stay below 300,000 dollars. Are there any areas with good schools for the children that we would be able to have some acreage? Willing to be 35 min from Tyler Tx. Thabk you for taking the time to read this.

How much acreage are you looking for? Under $300k is going to be tough in today's real estate market unless you are willing to look at manufactured homes. And yes, those areas that are known for good schools will be in higher demand, and more expensive.

You will have trouble staying below $300k for acreage of any amount. You might want to look east of Tyler.

We bought our house about a year and a half ago. We were looking for around 10 acres, settled on under 7.

Our price range was initially the same as yours, but we ended up having to go over that pretty substantially to get something that checked all the "must have" boxes. One of our must haves was cable internet, so if that's not a must for you then your search area will be much larger. Be aware that internet access gets spotty/expensive once you're outside the service area for cable & DSL.

The house we got was larger than we were looking for, but the options were either much too small or larger than ideal, so we went larger, which also brought the price up.

I've been keeping a very loose eye on similar properties that come up, and we bought at the right time. Prices are a lot higher now than they were then. Depending on how many acres you're looking for and what size house, you may not be able to find much, or be very close to Tyler.

Default Affordable acreage...

The farther out you go, the better the price - UNLESS you are near one of the major lakes. The area between Dallas and Tyler is starting to go more expensive also. There are lots of places with 1-3 acres... but the neighbor(s) may not be desirable. Generally, the better the neighbors, the more expensive the land; but, I have seen $300,000+ houses sitting next to a trash yard that hides 1, or more, trailers.

The area around / between Troup and Arp seems to be the area you are looking for. Find a long-time (honest) realtor with integrity, and they may be able to help.

Personally, my wife and I are looking for 1-3 acres - but finding a piece of land that is within our price range is difficult (especially with us NOT wanting to live next to a "trash yard", NOR an expensive HOA).
