Hi everyone. I recall folks here being less abrasive than Facebook and Reddit.
Hoping it is still true.

My current landlord is repossessing his house in March. I have been actively searching for my next apt since August. All along I had been speculating that the end of the state moratorium Jan 15th might open a tight market and provide me with more choices. But my lease budget is $850/mo max and I want a dog <15lbs allowed and parking...in a market that is seeing monthly rent increases $200-300 and the addition of more tenant restrictions.

What do you all think is going to happen Jan 16th? Will the moratorium be extended? If not, will enough apts become available that the market is saturated and there might be more apts available at $850/mo?

I wonder if I should just settle for a 1yr lease within my budget that has a no-dog policy and wait out the current crapstorm, with the hopes that the rental market might moderate by 2023.

FYI that I am a 50yr professional for a local non-profit that can provide good local landlord references, even for the leases where I had a chihuahua.
