We have been working on getting our home ready for sale. We are close to finishing but it could still be a few weeks yet as there are just the two of us doing the work.

Is it too soon to start talking with local realtors?

Nope. In fact, this might be a good time to do it b/c the agent you pick may have some good suggestions for you and it's better to hear it while you're still in work mode.

A good realtor would be helping advise you on specific things with "getting your home ready"... start up those interviews ASAP.

Nope, go ahead and get started. Ask for references and do some research just as you would in any other business arangement. You are the boss looking to hire an employee. That is the mindset you need to have.

No, it's not too early. Try to interview no more than 3 agents. More than 3 becomes unfocused. Be sure who you hire has a realistic view of the market & of your property. TRY not to fall for the agent who suggests the highest listing price. It's the oldest trick in the book - b/c it works! You are looking for someone you can WORK WITH.

Top listing agents do one thing better than the majority. They persuade sellers to list with them. It's the sellers who get sold.

The purpose of a listing agent is to 1) educate, 2) expose your property to the greatest number of potential buyers and 3) negotiate on your behalf.

Totally true! I've lost listings to agents who offer to list at a higher price and they stay on the market forever and sell for what I told the sellers it would sell for in the first place. Pay close attention to the CMA's (comparative market analysis) and make sure the combarables are most like your house and haven't gone 1-2 yrs in the past for time frame. I don't go past 6 months, try to keep it within 3months if possible with comps in the immediate area...Good Luck!
