Ok, so I will be living abroad for foreseeable future. Of which I will be able to save (minimum) 20k a year.
My goal is to have a cashflow of 1,000 - 1,500 dollars a month. Just from rent - fixed operating expenses. I will have a separate account for unexpected repairs and potential vacancies.
Beings I will be living abroad and I am unsure when I will return to the US, the plan is to hire a PM. With that in mind I will have the ability to invest in any market.
So, given the above. What is the best plan of attack? ie best markets, types of properties, price ranges, cashing up, timeline, etc

There is no way you are going to see $1000-1500 cash flow per month on $20K (or even 60K) investment. I do not know what rents go for where you are planning to invest, but if an investor could get 60% return they would be standing in line to buy real estate.
Put your money in a mutual fund. If you are hell bent on real estate put it in a REIT. You might get 6%.

That is the end goal for which I never expressed a timeline or deadline for reaching.
Ovcourse I wont see 1,000+ cashflow per month on 20/60k. At the bare minimum would need 80/100k to even begin to hope for a return like that assuming a 10% ROI.
I am hoping for a little bit better than 10% ROI though.
This is a plan of attack assuming one can save atleast 20k a year for the goal of 1000 dollars in cashflow.
Eg. Wait 3 years and purchase a duplex for x amount of money that will generate x amount of cashflow. Wait 2-3 years and buy X property for x amount of money producing x amount of cash flow. Now wait x amount of years and take the equity in x property and parlay that into another deal.

What is not reality about someone reaching a cashflow of 1,000 dollars?
The reality check is that the places in this country you can purchase a property for the amount of $$$ you're throwing out there won't ever give you that kind of ROI. Rents will never trend high enough for you to achieve that rate of return coming solely from your rent roll.

People routinely get a 10% ROI.
120k would / should generate 1,000 dollars a month if invested properly.
