Need Help!!! Jus wanted to know how to proceed if there is any problems during the home construction because i donot have an Agent to represent my side. The construction has started and incase i find issues with the help of home inspector during the construction stages.. how do i proceed with the builder to see everything will be fixed and am worried now as i donot have anyone to represent from my side ( buyer's agent)..

I would appreciate suggestions and advice as how to go about it smoothly..

I don't know what to tell you. Since the builder pays the buyer's agent's commission, it seems like you are shooting yourself in the foot without one. Not having a buyer's agent only protects the builder and you also have to find your own inspector. A buyer's agent typcially has relationships with inspectors, and inspectors try to keep the buyer's agent happy because they provide business. You are going in blindly, it doesn't matter if the inspector ever see you again, and you will probably get raked over the coals. Sorry, but that's how I see it...

It's not too late to get a Buyer's Agent. The problem is that after you've entered into contract it would be at your expense; usually 2.5% of the purchase price. I don't really recommend you do that. Some of the more reputable builders will allow you to bring an agent at their expense even at this point. I would check with them and see. If they don't, just stay on top of things. Read over your contract (boring as it is) and highlight the important issues like concessions, deadlines, etc.
