Been looking on Zillow for homes in the area cannot believe that property insurance is so high. I realize it is higher due to the water proximity and weather but surely this cannot be accurate. Anywhere from $350 to about $1200 a month? Even in areas away from water.
Can some of you give me an idea what you are paying in different areas and price ranges? If it is as bad as it seems, that definitely halts our idea of retiring there.

I find Zillow very unreliable and take anything it says with a grain of salt.
We live just west of the ICW and our homeowners (including wind, etc.) is $1200/year. If you live east of the ICW, rates are higher and much higher the closer to the ocean you get.
I agree with CT. I don't know why Zillow has become such a "go to" site. Actually, the site seems to be a detriment to most sellers since Zillow really UNDERVALUES property. We had an appraisal done on our home prior to listing. Zillow has our home value at $100,000 less than the professionally appraised value!!!
We just purchased a home where the community is on the ICW. The homeowners insurance itself was not bad at all, but the wind and hail is a killer. I believe the total premium is about $2,000 and change a year - certainly not even the 350/month you saw on Zillow. We are not in a flood zone, so did not need flood insurance. PM is you'd like the name of our agent - she finds the best rates!
