We will be retiring to the MB area in about a year and very leery of buying into an HOA community. HOA’s are virtually non-existent here in upstate NY even in developments. Our wish list is a 3BR/2BA one-floor newer home (about 10 yrs Young or less) on at least a quarter acre lot though half acre would be much better (our property now is 3.5 acres lol). We would like a community with a pool and a lake/water view would be nice. We have a dog so we would like to fence in our backyard. Budget is between $150-200K. Suggestions as to what developments would be good to look at would be greatly appreciated. Our biggest compromises we surmise will be not having a cellar so a bonus room would be good and having some breathing room between my house and my neighbors. And if we do choose an HOA community one that is not over-zealous. We keep our property up and do appreciate others who do as well.

I don't know of any non-HOA communities that have community pools, unless you are talking about somewhere near a public pool. HOA fees pay for the upkeep of the development common areas, common facilities (pool, outdoor kitchens, bike paths, etc). Most of the newer communities are HOA.

Ok I understand the need for HOA’s. We like our neighbors to keep up their properties as we do. Then can anyone recommend communities in Little River that will fit our budget of $150-200K. Wish list would be a larger lot and lake view. We are not golfers.
