Does anyone here live in the Santaluz section of Steiner Ranch? We're considering building a house there, and would love to hear what residents think of it or from anyone else in Steiner who's familiar with it. We know it's far back in the neighborhood and we're a bit apprehensive about that, but since neither of us need to leave or return to the neighborhood during those times when school starts and ends, that might not be such a big factor for us. Anything we should be aware of with this section?

No, the builders in Santaluz are Highland Homes and Drees. Price range is 590s and up I think.

Hello!

We don't live too far away from this subdivision (Bella Mar). I don't know a lot about that area except for the difficulty of selling the homes for a while. Too much competition in that little area and can get more for your buck a little further inside Steiner. It's quiet, nothing to worry about, and new school is walking distance away. It takes us exactly 7 minutes from our house to the light at Quinlan and 620. I know it's not much but hope it helps. Good luck!

Drees builds a good product. Great area and the market is in a rebound for homes around 500k. Also look at Taylor they have a very nice house on the ground for 575k.

I don't live in the area, but I show houses in Steiner frequently... From feedback from my buyers, they are always turned off once it takes 5 minutes just to get out of the community, as I have them drive through there several times before deciding on a house.

A friend of mine lives in the very first section of Glen Canyon and it can take her 5 minutes just to make a left turn to get onto to Quinlan.

Basically, I'm just saying to drive it a few times. You said you don't have to go in the main hours, but even in "regular" traffic, the drive might start to get to you after you do it 5 times in a week. Obviously, people are buying there so the drive doesn't bother everyone, but it definitely bothers a lot of others.

I agree with this. We live in Rocky Ridge, fairly close to the front of Steiner. And it's really pretty easy for us to get in and out. But we don't have to drive past every school or turn left onto a busy road without the benefit of a stop sign (or soon-to-be traffic light). Frankly, I wouldn't buy new in Steiner. We looked at new construction before deciding on a resale. Location was better, and we got the same floorplan, on a .35 acre lot on a cul-de-sac, backing to a greenbelt for about $150,000 less than the new home we looked at with a much, MUCH smaller yard. It wasn't as updated, but you can replace countertops, appliances, and light fixtures for a lot less than $150,000. And our lot can't be beat.
