Hi everyone, I am looking for any experiences you would share about New Home Builders in Texas (good, bad, neutral). More specifically builders that are building homes South of Austin and North of San Antonio. Thanks.

So between Buda and Schertz? Or areas west and east too? You’ll need to be more specific. Any particular builders you want input on or about?

Hard to give feedback without specific names. Any particular builders you're considering? Many of them use the same subs, and sometimes the differences are hard to meaningfully suss out.

I've always heard it's all about the supervisor that works on your specific house rather than the home builder company.

We were very fortunate on ours, but our inspector told me he's seen homes by the same company as ours with all sorts of flaws

Thank you for the feedback and here are specifics about area and builders

Areas: Buda, San Marcos, New Braunfels

Builders that are actively building are: Perry Homes, Dr. Horton, Centex, Pulte and Rausch Coleman Homes

I was always under the assumption that builders use contractors local to an area so all builders have virtually the same people building their homes.

Been there, done that! I've inspected homes in the same development and different Build Supervisors for the reputed best and supposedly worst Builders. I've found the reputed worst build very nice homes and the reputed best build questionable homes. It all comes down to the ability of the Build Supervisor! Lots of good Build Supervisors out there and one of the marks of a good one are those who welcome your own Third Party Inspector in. After all houses are complex beasts and no matter how hard even the best try they realize things can be missed. That type loves for another set of eyes QC'ing the job and especially since it doesn't cost them anything.



The materials used in the bones of the home are basically all the same for the most part anymore. Poor quality materials have been weeded almost completely out now. Where the material quality does come into play heavily now is the finish out with plumbing/electrical fixtures, cabinetry, flooring, appliances, etc.

Thanks for sharing your experience as a home inspector. This really makes me think and I am all for having a Third Party Inspector check the home before dry wall goes up and before the closing.

Built with Highland Homes in southwest Austin. Experience was good. As with any new build, there will be things to touch up here and there that only get noticed after moving in, but overall the experience has been positive with them. I've also seen Taylor Morrison building out here a lot, as well as Perry.

Also, get a third party inspector. Highland Homes had their own inspector and we added on another inspector on top of that as an extra set of eyes.

Add in a foundation inspection.

You’re going to need everything since you’ll be purchasing absolute garbage priced as gold.
