My husband and I are in our mid 50's and moving to Atlanta in a few weeks We love the thought of living along the Beltline with its vibrant community and markets. But, have heard good and bad. We are young at heart and enjoy wine bars, pubs, outdoor music, pools, and shopping. We exercise regularly. We don't want to live where the "old folks" are but, don't have young kids. We are the "in-betweeners". We have a rental in Midtown for a couple months. My husbands territory is south of Atlanta. So, Alpharetta is out. People have mentioned Peach Tree City but, not sure they have what we are looking for. Suggestions?

What is your budget - are you looking to buy or rent - are you looking for Condo, mid rise living etc.

What area are you moving from where you would describe your ideal location?

Give us more details to work with. There great places all over Atlanta for empty nesters.

I'd recommend keeping your search to within 285 (ITP) if you're looking for a vibrant urban community. Especially if Alpharetta and other northern suburban city centers are too far north. A place like Peachtree City is way too suburban for what you're looking for IMO.

ITP definitely keep looking into the beltline neighborhoods. FYI much more of the beltline loop is under construction now and will be opening by 2025/2026 pretty much the whole "U" south of I-75 and I-85.

Also you could consider close in suburbs like Chamblee, Decatur, Brookhaven, Hapeville, etc. Suburbs outside of I-285 (OTP) south of the city, I'd consider Newnan and Fayetteville before Peachtree city, at least those places have downtowns.

I would NOT move to PTC. It's a squeaky clean, affluent suburb for families with kids. Honestly, you sound like you would enjoy the Eastside Beltline neighborhoods, Midtown, and West Midtown. Some parts of places like Sandy Springs can give you aspects of an urban life, but generally speaking you want to stick inside of 285.

I think 3 months living in Midtown will absolutely tell you if that area is the right fit for you or not. I think the challenge with Midtown, it mostly caters to 9-5 workers, and thus (I'm just imagining) that parts of it really empty out at night M-F.

Downtown Newnan for sure, Fayetteville not so much. There is just not that much to it. Now depending on the OP's budget, Trilith may be worth a look.

Yes I just mean compared to peachtree city.

True, and PTC leaders are adamant about not having a downtown, sticking with a decentralized village layout.

If you're thinking further down the road, consider the North Druid Hills Rd census district (30329). Its residents have one of the highest median ages in the metro, a highly educated populace (Emory University and the CDC are major employers in the area) and the advantage of proximity to many highly desirable intown neighborhoods while carrying on average a lower price tag.
I lived in this area until about six years ago; I particularly enjoyed the convenience of the location and cool neighbors I encountered over the years (I met my current husband there). I think the fact that it has one of the tightest housing markets in the metro should be somewhat of a recommendation.
