Verify zoning, traffic counts, competitor vacancy rates, competitor unit rental rates, competitor facility features, area demographics, etc... Apply the use of a proforma to show Cap Rate, ROI, Cash on Cash ratio, NOI, & Equity growth assumption for the subject property. Provide educated referrals to the professionals needed to run and/or develop such a project. Negotiate with the sellers, contract the deal, assist with due-diligence, work with lender & title to close the transaction. APARTMENT COMPLEX RENOVATION & RE-SALE: Identify apartment complexes that are under-rented due to poor management, lack of renovations needed, or in the foreclosure process that present potential great upside in equity if these issues were corrected. Research area demographics, area vacancy rates, rental rates, & potential area rental demand accelerators or decelerators. Contact and negotiate a sales price based on these factors, contract the property, assist investor with due-diligence, & provided educated referrals to professionals needed.
