Contact the owners with large amounts of equity in there property but are behind on their payments and can not refi due to credit rating or current lending requirements.
Verify via market & comp research the Return On Investment (ROI) likely to be seen on the subject property.
Negotiate with these owners to try to create an opportunity for the investor to acquire a great deal and the owner to avoid foreclosure.
Attend the auction if not a pre-foreclosure and represent the investor in the potential purchase of the property.
Re-market the property for the investor or assist in acquiring a suitable tenant for the property.
SELF STORAGE EXISTING OR DEVELOPMENT PROPERTIES:
Identify properties that meet specific criterior for a potentially profitable Self Storage Facility.
Verify zoning, traffic counts, competitor vacancy rates, competitor unit rental rates, competitor facility features, area demographics, etc...
Apply the use of a proforma to show Cap Rate, ROI, Cash on Cash ratio, NOI, & Equity growth assumption for the subject property.
Provide educated referrals to the professionals needed to run and/or develop such a project.
Negotiate with the sellers, contract the deal, assist with due-diligence, work with lender & title to close the transaction.
APARTMENT COMPLEX RENOVATION & RE-SALE:
Identify apartment complexes that are under-rented due to poor management, lack of renovations needed, or in the foreclosure process that present potential great upside in equity if these issues were corrected.
Research area demographics, area vacancy rates, rental rates, & potential area rental demand accelerators or decelerators.
Contact and negotiate a sales price based on these factors, contract the property, assist investor with due-diligence, & provided educated referrals to professionals needed.
Work with lender & title to close the transaction.
